By Danica Siskin

Building survey or structural assessment is the comprehensive inspection that is carried out on all sorts of properties including listed properties, properties that you would wish to refurbish, property that has already been refurbished and has been thoroughly modified, property that has been built in an extraordinary manner and any old property. This practice of assessing structures has become quite common today as compared to the recent past.

This assessment scrutinizes and inspects all the reachable elements of your property and a surveyor should always be able to change the structural assessment to suit your needs. The assessment determines the current state and condition of the building, whether you need to make any repairs and maintenance and the budget to make all these changes is drafted.

Be sure that the surveyor has included the following facets in the assessment report. The amount of damages and repairs required, the budget to do all there repairs and maintenance, the report of the damps test that are done on all the walls of the structures, any wood worm or dry rots found in timber and the condition of all the materials that were used to put up the structure.

Also make sure that the surveyor checks the condition of the present insulation, damp roofing and they should be able to advice on the drainage of that structure. They should also give out all the information of the materials that have been used to construct that particular structure and finally they ought to offer recommendations for any further investigations on the building.

A key thing to note is that structural assessment does not entail an appraisal on your property and therefore if you need an appraisal your surveyor should offer it separately. Structural assessment has been noted to be the most expensive type of assessment and you should therefore be ready to part with quite a wad of money.

Surveyors have an obligation to let you in an all the findings of their assessment on your property which tends to be very thorough and extremely long. Go through that assessment and ask any questions and clarifications on things that may not be clear.

When you get your building survey report, do not be put off if the reports states of many defects on your property. This is because contractors have an obligation to state the worst case scenario for whichever defect they discover. They should also provide you with quotation of repair and maintenance costs.
